Description
The original owners who constructed the property at 1250 Robin Hill Road were Morris & Rae Cooperman in the late 1930’s as a summer/vacation home. Dr. Morris Cooperman was a noted Philadelphia specialist in orthopedic surgery. He was the Chief of the orthopedic departments and Mt. Sinai and Northern Liberties hospitals as well as an assistant professor at the University of Pennsylvania’s graduate school’s department of orthopedics. The original building is a simple Arts & Crafts bungalow, sited facing southwest to take advantage of the views down to Ridley Creek. Constructed of a fieldstone foundation and a cedar shake clad exterior with dormered windows and exposed rafter tails on the 2nd floor, it’s original intent as a cozy place of respite from the rigors of city living still exists today. The original floor plan comprised a walk-out basement, an eat-in kitchen, living room with stone fireplace, built-in bookcases and a beautiful corner hutch, an unheated sunporch with access to the side yard, 3 bedrooms and 1 full bath on the 1st floor along with 2 additional bedrooms on the 2nd floor. From one of those bedrooms, one has access to a delightful 2nd floor deck (over the sunroom below) with views down to Ridley Creek. The kitchen was renovated in 2008 with custom crafted solid Cherry cabinetry, granite counters and modern appliances. There’s a picture window that overlooks the front yard with ample space for a table & 6 chairs. Also in 2008, the current owners constructed a large addition along the rear of the home that provided for the ability to enjoy one-floor living in order to age in place. That addition added a large family room with a vaulted ceiling that opens into one of the former bedrooms. One of the other 1st floor bedrooms now functions as the dining room. A large en-suite bathroom was also added that connects to the primary 1st floor bedroom and incorporates a large walk-in closet and 1st floor laundry. The basement, while unfinished, provides exceptional ceiling height and has daylight windows facing the front and side yards along with a full-sized door that exits to a stairwell to the side yard. One has access to plumbing in the basement (a single toilet still functions, along with the former laundry area) and could provide for additional living space for the next stewards. There is an attached 1-car garage facing the driveway. A large flagstone patio spans the entire front and sides of the home, with stairs down to a lush lawn. At the far end of the lawn is a deck tucked at the edge of the woods that provides views down towards Ridley Creek. There are meandering stone pathways that wander down the side of the hill, it’s a gardener’s delight, waiting for the next steward to rejuvenate the abundance of specimen plantings. Just 5 minutes away is the fantastic Tyler Arboretum with 650 acres of preserved land for all nature enthusiasts. One can also immediately access the Ridley Creek State Park’s network of walking, biking & horseback riding trails & creeks for fishing, with over 2,600 acres of preserved open space right outside your door. Just 10 minutes away are all the fabulous shops & restaurants of downtown Media (and all of the various festivals that are promoted & sponsored by the Media Business Authority), a farmer’s market along with a very unique Trader Joe’s that is housed inside the historic Armory building! Just 10 minutes in the either direction, you can get to the Whole Foods in Newtown Square or the beautiful campus & arboretum at Swarthmore College along with the Swarthmore Coop. One also has easy access to the SEPTA train line at the Media station that provides service to the University station (for Drexel University, the University of Pennsylvania and all their various hospitals), 30th Street station and downtown Philadelphia. In 15-20 minutes (without rush hour), one also has easy access to the Philadelphia airport and just 30 minutes to downtown Wilmington.

Climate and Weather
The Temperature chart displays average high and low values for January and July, and is designed to provide an indication of both seasonal and daily temperature variability. The Weather Risk Index indicates the calculated risk of each type of weather event occurring in the future. This risk is based on historical localized storm events and weather patterns. The national average for each type of weather event equals a score of 100, so a score of 200 would represent twice the risk as the national average, and a score of 50 would represent half the risk of the national average.
